Can a foreign resident outside Spain to buy a home or property in Spain?

 

The only requirement for a foreigner outside Spain, can buy a home or property in Spain, accurate count Identification Number (NIE), which is a unique and exclusive number, as it is for the Spanish National Document Identity (DNI). To apply for this NIE, the physical presence abroad is not required, you can simply do it through a legal representative in Spain, with sufficient power for the application of that NIE with the precise purpose of sale of housing.

Since entrepreneurs Act of 2013, foreigners who invest in buying a home in Spain, at least 500,000 euros, can obtain a residence visa in Spain.

In addition to the requirements of general character, the applicant must show that they have acquired the ownership of real property through certification with continuous information domain and the Land Registry charges that apply to the property. Such certification will be issued within 90 days of filing the residence visa. If at the time of visa application acquiring the property were in process of entry into the Land Registry, will be sufficient to submit certification stating current seat submission of the acquisition, accompanied by the documentation evidencing payment of the corresponding taxes.

The applicant must prove to have a real estate investment 500,000 € free of any liens or encumbrances.
